Not always. PVC is corrosion-resistant and cost-effective, but cast iron offers superior sound insulation, which is valuable in multi-family buildings. PVC also has stricter firestopping requirements because it is flammable. Each project is evaluated individually to determine the best material for performance, noise control, and code compliance.
Yes, in most long-term residential buildings the units remain occupied. We turn the system back on at the end of each workday so residents can use their plumbing. Vacant units, typically in vacation rentals, allow faster workflows and lower overall project costs, but vacancy is not required.
It depends on the age and condition of the water piping. Most failures occur in cast iron waste lines, but many owners choose to replace water lines while walls are already open. If the building has no history of leaks, we usually do not recommend replacing them. For certainty, we can send pipe samples to a lab for a condition and lifespan analysis.
This is a common misunderstanding. Drain and waste piping runs continuously through all floors. Replacing pipe only within one unit leaves original pipe above and below, which will eventually fail and require reopening finished walls. Pipe replacement is most effective—and most cost-efficient—when planned building-wide, not unit-by-unit.
Start by hiring a reputable construction manager experienced in pipe replacement. They will coordinate the architect and engineer, prepare plans for permitting, and solicit contractor bids to ensure a complete, competitive project. A good construction manager protects both owners and contractors by keeping the project aligned and properly documented.
Yes. Pipe replacement requires building and plumbing permits, since walls and ceilings must be opened and piping systems modified. If the building is near the shoreline, an SMA permit may also be required. A qualified construction manager can assist with the entire permitting process.
